We believe a well-managed parkade maintenance program is a crucially important part of an overall building maintenance plan. For many, the parkade is the first point of contact when entering a property. The condition and cleanliness of the parkade reflects upon the immediate first impression of the building as a whole, including its owners, managers, and tenants. GrassChopper recognizes the importance of extremely clean parkades, and how a having a clean parkade is much more than just having a clean parkade, it means a clean and professional image.

We often begin with a parkade maintenance audit, which includes a detailed inspection of the entire parkade from a cleanliness perspective. Every stall, every wall, every pipe and pillar are inspected and a detailed report is with recommendations is provided. We often provide options for various parkade maintenance packages we offer, which range from weekly parkade cleaning, to monthly parkade cleaning, to seasonal parkade cleaning, depending on the level of service required and budget available.

When scheduling services, we can accommodate any schedule, and will usually complete the cleaning service after hours when the parkade is most empty. Our parkade cleaning process usually first includes the application of an environmentally friendly cleaning solution, followed by a wet wash power scrubber to agitate and scrub away the grime. We avoid using equipment that scrapes indoor surfaces so as not to damage delicate membranes. Pressure washers are used by hand to get the hard to reach areas that larger equipment cannot access, then the wash water is cleaned up and removed from site. The result is a sparkling clean parkade area that every parkade-goer will feel confident walking through, ready to embrace what awaits them inside the building.

Other related services we offer include parkade irrigation pipe cleaning, and it is also an important yet sometimes forgotten part of parkade cleaning. Cleaning these pipes are important for the long-term functionality of the pipes, in addition to keeping them clean and dust free from an aesthetics perspective.

We also offer line painting and irrigation pipe painting. These services are usually scheduled at separate times from the cleaning and scrubbing as these surfaces need to be both dust free and dry. We can stencil new or old parking lot stall lines, hash marks, handicap stalls, individual stall numbers, curbs, and more! Line painting is generally completed once per year, and irrigation pipes less frequently as needed.

Why does a parkade need regular cleaning?

Aside from the obvious aesthetics reasons for cleaning, regular parkade maintenance removes contamination, dirt and dust from parkade surfaces that contribute to long-term repairs. These materials can break down surface membranes, and even damage asphalt over time. Fine silt can often find it’s way into parkades, which can wash down drains and clog them over time. Excessive build up can also cause slip and trip hazards, along with hazards for vehicles and motorbikes. A clean and hazard free surface will limit liability with parkade goers of all kinds.

How often should a parkade be cleaned?

The answer will vary depending largely upon budget and the importance of image to the building owner or manager. We recommend either weekly or monthly programs, and these can vary in what is included in each. Higher profile buildings tend to want weekly maintenance to some degree, with a full cleaning on a monthly basis. We also offer flex packages that include a basic schedule for cleaning, with optional extra cleanings as needed, often dependent upon weather conditions. Our weekly and monthly inspection packages can help with the automatic generation of reports to help identity and schedule cleaning services.
