We provide services as a Prime Contractor to the City of Edmonton, Sherwood Park, Strathcona County, City of Leduc, City of St. Albert, and more. As such, we are intimately familiar with the standards of all these municipalities, and what the requirements are to have the landscape scope approved on a newer development, and in turn have the valuable landscape security deposit returned to the property owner.

We provide services as a Prime Contractor to the City of Edmonton, Sherwood Park, Strathcona County, City of Leduc, City of St. Albert, and more. As such, we are intimately familiar with the standards of all these municipalities, and what the requirements are to have the landscape scope approved on a newer development, and in turn have the valuable landscape security deposit returned to the property owner.
Municipalities will often require the owner of a new development project to pay the municipality a landscape deposit to ensure the landscape scope is 100% completed as a means of ensuring owners and developers are contributing to the community curb appeal. This deposit is designed to be quite significant to provide a financial incentive for the completion of that work.
Property owners can sometimes find themselves in a position where the landscaping warranty work was either was not completed by the contractor, or it was completed and the landscaping maintenance has become neglected once the warranty period is over. The municipality will fail an inspection where the landscaping is not 100% healthy, thriving, and installed according to the submitted landscape plan submitted with the original development permit.
Often the cost of correcting the landscape deficiencies will be much less than the outstanding deposit, so it is usually in the property owner’s financial best interest to complete the work. However problems can arise when hiring a contractor who is not familiar with the municipality’s standards, and the property owner can end up spending significant amounts of money in correcting some of the deficiencies but still not getting the landscape deposit back.

Grasschopper Landscaping has completed hundreds of projects where municipal inspectors are responsible for reviewing and approving the landscaping installation, and in the end, we have passed every single one of them. Our team has the knowledge and expertise to review any landscape report, correct the deficiencies, communicate and coordinate with the municipality for review, and ultimately lead to the recovery of your landscape deposit. The process for the owner is easy and painless, and in virtually all circumstances the amount of the security deposit recovered will be more than the amount spent on correcting the landscape deficiencies.
How do we get this process started?
Simple, provide us with your landscape plan, municipality landscape report and we will review and provide you with a quote to complete the work. Once approved, we will take care of everything else until the landscape deposit is released to you.
Is there a deadline to have the municipality re-inspect the property?
The municipality can hold onto the landscape security deposit for years, so there is often not an urgent deadline they set, however, at some point, the municipality may use the funds and hire someone to complete the work. Typically if the funds exceed the costs they are not returned to the property owner.
When is the latest in a year a property can be reinspected?
This will somewhat depend on the weather conditions at the time, however, the inspections typically are completed between June 15 – August 31 in a given year. The dates are largely driven by leaves being present on the trees and plants so the inspector can be sure they are in a healthy condition.
How much notice is required to provide the municipality for an inspection once deficiencies are completed?
This will vary again depending on the time of year, typically the end of the season is the busiest where an inspection will need to be requested up to a month before the actual inspection deadline.
